Lot 2 is 91.67 hectares (226.52 acres) of arable land situated around the farmyard and to the south of Firebeacon Lane.

The land has extensive frontage to Firebeacon Lane with a number of field gateways off the road. The owners take access into 7224 off the green lane known as Fulstow Gate Track which is also registered common land. There is also access along Ings Lane Track to access field 1907 which is also registered common land.

The other block is an 8.74 hectare (21.59 acre) arable field extending from Firebeacon Lane through to Fulstow Lane and there are field gateways off both lanes. The access off Fulstow Lane has a galvanised gate.

There are electricity distribution lines with single and double poles crossing over some of the fields.

Beaconsfield Farm is located in north east Lincolnshire close to the coast approximately 10 miles north east of the attractive Georgian market town of Louth and 14 miles south of Grimsby between the villages of Fulstow to the west, Marshchapel to the north and Wragholme to the south.

This is a well renowned farming area with a good network of merchants and close to the ports including Immingham and Boston.
