Llandegla fishery is an established and popular mixed use leisure complex offering multiple income streams, situated in an accessible location in North Wales. Comprising an established trout and coarse fishery, campsite, café, holiday accommodation and manager’s accommodation, set with 21.3 acres (8.6 Ha).

Location
The property is located around 1.5 miles from the village of Llandegla, approximately 7 miles from Wrexham, 8.5 miles from Mold and 19 miles from the Historic City of Chester.

Llandegla is situated directly opposite One Adventure, one of the UK’s most popular forest visitor centres, offering mountain biking and walking trails. The local area benefits from a wealth of outsdoor leisure and visitor attractions including; Fauxdegla Shooting Ground (1 mile), RSPB visitor centre at Coed Llandegla forest (home to black grouse), a number of golf clubs and Chester Zoo (14 miles). The riverside town of Llangollen (5 miles) and the Dee Valley are within easy reach, together various national trust properties including Chirk Castle.

The site lies within an area designated as a new national park based on the existing Clwydian Range and Dee Valley Area of Outstanding Natural Beauty (AONB). The area is renowned for its scenic walks along Bryn Alyn and the Clwydian Range including Moel Famau and the famous Offas Dyke path.

There is direct access onto the A525 leading to both the A5 and A55 providing links to the North Wales expressway, the Snowdonia National Park and the M56/M6, with both Liverpool and Manchester International airports are approximately 60 minutes drive. Direct train links to London Euston from Chester.

Llandegla Fishery
A site extending to in excess of 21 acres developed around a central café, shop and facilities building accessed off the A525, with a large car parking area for over 100 vehicles. The man-made lakes are spring fed by the Alyn Beck which runs from Llandegla Moor at the top of the fishery, eventually becoming the River Alyn running through Loggerheads and Mold. The fishery offers a variety of coarse and fly fishing to both holiday guests and day ticket anglers alike. The lakes have an average depth of approximately 4-5ft with maximum depths up to 8ft.

Coarse Lake A (Coarse Lake) – Extending to 0.9 acres

Coarse Lake B (Children’s Fishing Pool) – Extending to 0.1 acres

Fly Lake C – Extending to 0.35 acres

Fly Lake D – Extending to 0.44 acres

Lake E – Extending to 0.65 acres

Coarse Lake F – Extending to 0.79 acres

Gilligan’s Island Lake G – Extending to 0.5 acres

Fish Stock
The fly/worm pools are stocked with Rainbow Trout, Brown Trout, Tiger Trout, Gold Trout & Blue Trout up to 15lb. The pools also contain a natural stock of Rudd. The coarse lakes are stocked with mixed coarse fish species including Mirror and Common Carp to 20lb, Barbel, Tench, Bream, Roach, Rudd, Crucian Carp and Chub.

Llandegla Café & Tackle Shop
A purpose built, award winning café with fully fitted commercial kitchen and display area, offering a range of fresh, local and smoked trout products. Situated next to the main car park, with a front reception area, male, female and disabled W.C.s and 40 internal covers and a further 40 external. Currently operated in-house, the café serves holiday guests, anglers and general trade. In addition is a recently refurbished tackle and bait shop offering sales and equipment hire.

Caravan & Camping
Llandegla offers a total of 10 partially and fully serviced touring pitches, together with a further 15 grass and gravel pitches. The camping bookings are currently operated through Pitch Up.

Glamping
The current owners have invested in two single unit glamping pods situated overlooking one of the trout pools, with power and equipped with a fridge, cooker and external barbecue and fire pit. In addition is a shepherds hut with enclosed garden, together with two bell tents (1 x double bed and 2 x single beds) and four hot tubs.

Facilities
The caravan and camping site has two separate shower and toilet blocks located next to the main building and next to the Top Coarse Lake. Grey waste and pot wash, together chemical disposal point.

Harrison’s Cottage
Situated within the main building, an end of terrace two bedroom cottage. The accommodation comprises two double bedrooms, shower room with shower, basin and WC, fitted kitchen with dining area, sitting room with gas woodburner-effect stove. The cottage is currently let through Sykes Cottages.

The Studio
Situated within the main building, a self-contained unit offering excellent overnight accommodation to visitors including those on the Offas Dyke Trail. Accommodation comprising one bedroom accommodation, kitchenette and bathroom.

Manager’s Accommodation
Accessed via a spiral staircase leading from the Café to the first floor, the manager’s accommodation comprises two double bedrooms together with bathroom, living room and office.

Income and Expenditure
Llandegla benefits from multiple revenue streams with income from the on site café, tackle shop and day ticket sales, together with camping, glamping and holiday cottage income. Bookings for the camping and glamping are currently managed through Pitch Up, with the holiday accommodation bookings through Sykes Cottages. Income information available upon request. Planning
The property benefits from permission for existing uses. Permission Ref 17/2019/0686 was granted in 2019 for 2 holiday pods, 3 shepherds huts, 2 lodges 15 camping pitches and 10 touring caravan pitches. Erection of communal building. Construction of internal pathways. Installation of a package treatment plant and associated landscaping.

The property benefits from mains electricity together with borehole water supply and oil fired central heating. Drainage is to a private treatment system.
