Detailed Description

Foxhill and Ridgeway Farms provide a mix of different rural assets all let under a single Farm Business Tenancy until the 24th September 2048. The rent was reviewed on 25th September 2024 to £125,000 per annum and the next review date is 25th September 2027.

The property includes:
2 Detached Houses, 6 Flats, range of Agricultural Buildings (some used for commercial purposes), Motocross Track, Arable Land, Pasture and Woodland.

Location

Swindon 5 miles | Marlborough 9 miles | M4 J15 within 4 miles (distances approximate)

Situated equidistant between Swindon and Marlborough the Property lies to the east of the village of Liddington and stretches to the east of the hamlet of Foxhill in Wiltshire. The majority of the holding is to the north of the M4 motorway with two smaller parcels to the south. Much of the land is within the parish of Wanborough which has a primary school, church, public houses and a farmers’ market.

Marlborough and Faringdon are both charming market towns with good facilities within easy driving distance, whilst Swindon provides comprehensive and extensive retail, recreational and everyday facilities with a mainline station (London Paddington in about 55 minutes).

RESIDENTIAL PROPERTIES
The Lodge
Situated in Foxhill and at the southern end of the driveway to Foxhill Farm Buildings and Foxhill House, the Lodge is an attractive period detached property extending to approximately 1,335 sq. ft. (124 sq. m) providing hallway, living room, dining room and kitchen/breakfast on the ground floor with three bedrooms and two bathrooms on the first floor. The Lodge is sub-let on an Assured Shorthold Tenancy by the FBT Tenant.

The Villa
To the west of The Lodge and also approached off the Baydon Road is The Villa, a further detached period home set within a good-sized garden and extending to approximately 1688 sq. ft. (157 sq. m). The house provides a kitchen, dining room and living room on the ground floor with four bedrooms and
two bathrooms on the first floor. There is an integral garage. The Villa is sub-let by the FBT Tenant on an Assured Shorthold Tenancy.

2, 2a, 3, 3a, 4 & 4a New Cottages
To the west of the Burj Restaurant (formerly The Shepherds Rest public house) crossroads are New Cottages. 2, 2a, 3, 3a, 4 & 4a which are a collection of 1-bedroom apartments and maisonettes converted from semi-detached properties. All are currently sub-let by the FBT Tenant.

MOTOCROSS TRACK
Approximately 68 acres (27.5 ha) is used as a Motocross Track and parking area. The Foxhill Motocross Circuit was established in the 1980’s and has historically hosted Grand Prix events. It is a well-known venue and has a strong following amongst amateur motocross riders. The FBT tenant has sublicensed the area for use as a motocross track.

BUILDINGS
There are two ranges of buildings, the former Foxhill Farmyard and the buildings at Ridgeway Farm. The Ridgeway Farm buildings are more modern and utilised by the Tenant for agricultural purposes. The Foxhill Farm Buildings are more traditional and are part derelict, or in poor order, and part used for non-agricultural purposes.

Ridgeway Buildings comprise: A modern portal frame Grain Store of circa 2,000 tonne capacity with roller shutter doors, grain walling and ventilated floor. A former Cattle Shed of portal frame construction with corrugated cladding and roller shutter door extending to approximately 6,090 ft2 (565 m2). A Lean-To building of approximately 1,620 ft2 (150 m2) and an open-sided Dutch Barn with concrete floor of approximately 2,700 ft2 (250 m2).

At Foxhill Farm there is a Dutch Barn with a concrete floor, which is approximately 1,691 ft2 (157 m2), a dilapidated stable block with its roof removed 620 ft2 (58 m2), an enclosed 9 bay Workshop/Store with roller shutter door 3,200 ft2 (297 m2) (currently sub-let), a range of former livestock buildings which are in a dilapidated condition and the Estate Workshop/Store which is an enclosed building of approximately 1,445 ft2 (134 m2).

THE LAND
The farmland extends to approximately 989 acres comprising arable, pasture and woodland. The majority of the farmland lies to the north of the M4 motorway with two enclosures to the south. At its western extreme it extends to the edge of Liddington Village and borders the M4 motorway at the eastern
end. The land is classified as Grade 2 and Grade 3 and is mostly calcareous silty soil over chalk. The arable land is productive and has been well farmed and maintained.

The arable and pasture downland at the eastern end of the Holding is some of the most well known in Wiltshire as it borders the M4 motorway to the east of Junction 15 (Marlborough).

The Ridgeway runs along some field boundaries as do two bridleways and two footpaths.

Method of Sale
The Property is offered for sale by Private Treaty as a whole.

Tenure and Possession
The whole property is sold subject to a Farm Business Tenancy which commenced on 25th September 2008 with a term (end) date of 24th September 2048. The Rent is payable half yearly, 25th March and 25th September in arrears. The Tenant is responsible for insurance and the maintenance and repair liabilities broadly follow part II of the Schedule to the Agriculture (Maintenance Repair and Insurance of Fixed Equipment) Regulations 1973 as amended.

Wayleaves, Easements and Rights of Way
The property is being sold subject to and with the benefit of all rights including rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights and obligations, easements and quasi easements and restrictive covenants and all existing and proposed wayleaves
from masts, pylons, stays, cables, drains, water and gas and other pipes whether referred to in the particulars or not.

Sporting Rights, Mines and Minerals
