LOCATION
The property lies off the A422 between the towns of Banbury and Brackley. It is situated in the county of Northamptonshire, approximately 0.7 miles to the south-east of the village of Farthinghoe. Services and amenities are available at either Banbury (5.5 miles to the west) or Brackley (2.6 miles to the east). There is good access to the road and rail networks, with Junction 11 of the M40 and a train station being located at Banbury, both providing good connections to Oxford, Birmingham and London.
DESCRIPTION
The property comprises a block of primarily arable land, with a small pasture field of approximately 4.52 acres. The fields are mostly level with some gentle undulations and are bordered by mature hedgerows. The fields have good access with multiple access points from the highway along the boundary.

The land is Grade 3 and is mainly arable land with a mixture of sandy loam and clayey loam soils. Lot 3 is the only area of pasture on the property.

There are several access points to the property, the most convenient being directly off the A422, Banbury to Brackley road.

WAYLEAVES, EASEMENTS & RIGHTS OF WAY
The land is offered For Sale subject to all existing rights including rights of way, whether public or private, light, support, drainage, water, gas, electricity supplies, and mineral rights, easements, quasi-easements or wayleaves whether or not referred to in these particulars. There is a public footpath that crosses the property.
SPORTING, MINERAL & TIMBER RIGHTS
Sporting rights, mineral rights and timber rights will be included within the Freehold so far as they are owned by the Vendor.
BASIC PAYMENT SCHEME
The land has historically been registered for payments under the Basic Payment Scheme and all entitlements relevant to the land will be retained by the vendor and are not available to the purchaser on completion of the sale. The land will be transferred on the RPA system to the purchaser on completion.
GROWING CROPS
The Purchaser will be required to purchase the growing crop, which is to be calculated on the basis of machinery operations undertaken plus inputs plus 10% enhancement. BOUNDARIES
The Purchaser shall be deemed to have full knowledge of all the boundaries and neither the Vendor nor the Vendor’s agents will be responsible for defining the boundaries nor their ownership. The Purchaser will be responsible for erecting a fence at their cost (post and four wooden rails) between point A and B on the Plan.
